Understanding the difference between Etobicoke and Toronto can get confusing to an outsider. Some people occasionally have the misconception that Etobicoke is just another one of Toronto’s many neighbourhoods.
On the contrary, Etobicoke is part of Toronto, and is one of the five major suburbs that make up the vast City of Toronto, along with Scarborough, North York, York, and East York. (Yes, Toronto has a lot of “Yorks.” We are sure there is a story there, but that’s a topic for another day.)
As a massive suburb, Etobicoke is made up of many distinct neighbourhoods of its own. Now that you better understand the breakdown, let’s break it down even more. Today, we’ll talk all about everything you need to know about some of our favourite communities within the Etobicoke area.

Humber Valley Village
Humber Valley Village, also known as Humbervalley-Edenbridge, is one of Etobicoke’s most prestigious and highly sought-after neighbourhoods. This area is located between Eglinton Avenue West, Dundas Street West and Islington Avenue, with The Humber River on its western border.
The Chestnut Hills area is also part of Humber Valley Village, providing a blend of traditional and modern homes on lots averaging 60’ wide. Located in the exclusive enclave between Islington to Royal York and north of Dundas to Reigate, this micro-community is also where you’ll find the highly sought after private school, Kingsway College School.
The entire neighbourhood is primarily known for its lush green spaces, with landmarks like James Gardens and St. George’s Golf and Country Club. Larger-than-average homes adorn massive lots with rolling lawns and gardens, and even the city streets are quiet and scenic.
Residents often feel as though they’re living in the country – until they take a short drive over to Royal York Road. This is where you’ll find the Humbertown Shopping Centre, a hub of more than 50 shops, restaurants, and services, including a wide variety of high-end boutiques.
Living in Humber Valley Village also puts you in proximity to some of Toronto’s top private and public schools, including Kingsway College, Karen Kain School of the Arts, and Humber Valley Village Junior Middle School. For an affluent home buyer searching for a family-friendly environment, Humber Valley Village has it all.

Sunnylea
In many ways, Sunnylea is Etobicoke’s quintessential neighbourhood. It has everything you could ever want: outstanding conveniences, tons of parks and playgrounds, and a wide mix of housing options for residents of all types.
Sunnylea real estate primarily consists of detached houses of all shapes and structures, including bungalows, split-levels, storey-and-a-half, and two-storey homes. There are houses in the classic Tudor style with their own private ravines, as well as some of the original farmhouses on Prince Edward Drive.
These hail from the neighbourhood’s earliest development, with many still standing today. Sunnylea also features a selection of condos and townhouses, making it a prime destination for home buyers from all budgets and walks of life.
Mimico
We can describe the joy and beauty of Mimico in a single phrase: the waterfront. We could talk all day about this vibrant and underrated neighbourhood! Mimico is located just west of the Humber River, right on the shores of Lake Ontario. It’s also relatively affordable as far as waterfront properties go.
With a selection of older homes, bungalows, and some townhouses and condos, Mimico is surprisingly accessible even for younger buyers. If you’ve got a custom home in mind, many affluent buyers have taken advantage of the large lot sizes and are building new homes in Etobicoke. The result is a variety of houses in unique styles representing every type of architecture, from Arts & Craft and Tudor to modern and contemporary designs.
Mimico also has a lot to offer in terms of lifestyle. With an abundance of shops, restaurants, community centres, and parks, there is always something the whole family can enjoy.
The Queensway
Convenient, exciting, and affordable, what more could anyone want in a neighbourhood? That is precisely what you get in The Queensway, located just north of Mimico. What began as a small farming community many years ago has now transformed into a lively neighbourhood full of great schools and fantastic shopping opportunities!
The Queensway features numerous brick bungalows, many of which were constructed in the 1940s and 1950s. True to older-style properties, they also come with generous-sized lots that are perfect for entertaining – or building an addition later on. Though property values here have increased over the years, it remains one of the most affordable areas in Toronto where families can still enjoy a safe and fun environment.

Norseman Heights
A vast number of parks and gorgeous hiking trails is Norseman Heights’ primary claim to fame. In a city practically synonymous with green spaces, that’s really saying something. To name a few, there’s Fairfield Park, Spring Garden Park, Lora Hill Park, Tom Riley Park, and the aptly-named Norseman Heights Park. For a longer walking path where you can spend hours immersed in nature, check out the gorgeous walking trails along Mimico Creek.
The quiet and scenic atmosphere attracts many families and professionals to the Norseman Heights neighbourhood. It’s a place where you have fast access to all of the conveniences of the big city and the chance to escape from it all.
Located just north of the Gardiner Expressway, Norseman Heights is a superb choice for commuters travelling to Downtown Toronto or west toward Hamilton and Niagara. Houses here tend to be older, consisting of a mix of bungalows and split-levels. That said, a series of larger, more extravagant homes along Bloor Street provide excellent options for the more affluent buyer.
