 How to buy a house – perhaps a bully offer?

My client had been searching for a home in the Etobicoke market for awhile. Their frustration levels were increasing.  They knew what they wanted and but hadn’t been successfully bidding and winning on a property.  They were getting to the stage where finding a home seemed like an impossible task.  Here’s what we did to solidify their deal.

  1. Responded to a “Coming Soon to MLS” sign on a property, contacted the listing agent requesting a viewing before it hit MLS
  2. Researched what comparable properties had sold for in the neighbourhood
  3. Moved quickly with a pre-emptive offer in on the home.  (this is sometimes referred to a bully offer)
  4. Our offer was clear of conditions, an attractive price with a quick closing

The sellers accepted our offer as it gave them everything they were looking. They understood that your first offer is often your best so didn’t want to pass it up.

Not all sellers will entertain a pre-emptive offer and not all buyers are prepared to put a strong bid on the table without any conditions.  When you have the two line up, magic can happen and deals get done.
