Many buyers and sellers wonder what’s the real value of a Home Inspection. When should you get one done? When does it not make sense? Who should do a Home Inspection?
Facts about Home Inspections
- It will cost you approximately $400 – $500 to get this done
- There’s no guarantee that the Home Inspector will uncover all the issues with the home
- If the home inspector misses something – there’s no recourse against the Home Inspector
Why do a Home Inspection?
Our experience is that a Home Inspection is invaluable for both home sellers and home buyers. Here’s the reason why:
Value For Sellers I recommend that every seller completes a home inspection before they put their house on the market. This pre-listing inspection will identify for the sellers the following their home deficiencies and highlight what they could potentially fix inexpensively before they put there home on the market. Fix the most things as buying a home is an emotional purchase, and a long list of little things that need to be fixed can scare a potential buyer away.
Value For Buyers A pre-purchase home inspection will reduce the risk of unexpected and costly repairs popping up after you close. It is also piece of mind for the buyer and will help you validate that you have made the right purchase decision. There are instances where a Home Inspection may find a significant deficiency in the home where there may be an opportunity for the buyers to negotiate the purchase price to account for major deficiencies in the home. If the home inspection was a condition of purchase, it may be an opportunity to walk from the deal if the deficiencies are significant.
We work with many Home Inspectors and do appreciate the value of a home inspection for both sellers and buyers. If can help guide you in the right direction. Please reach out to us if we can be of assistance.
